
When you apply for a mortgage, you need to document your income, debts, assets, employment history and status, and credit score. That means that you need to provide certain documents that verify this information.
Here are the documents most people need to apply for most types of home loans. Note that the exact documentation needed may vary depending on the mortgage type and your specific scenario.
- Tax documents. You will need W-2 forms from the past two years, as well as your most recent two Form 1040s.
- Pay stubs for the most recent 30 days.
- Two months of bank statements (provide every page of the bank statements). In some scenarios, additional months may be required.
- If you have a 401K or IRA, you need to provide a copy of your most recent statement.
- You will need to prove your identity. You can do this using your driver’s license and your Social Security card.
- If you have a HUD settlement statement, you need to provide a copy of it.
- If you have a current mortgage statement, you need to provide it.
- If you have homeowner’s insurance, you need to bring a copy of the declaration page. If you don’t have this, however, you can provide the contact information for the insurance agent.
- If applying for a VA mortgage, you have to provide your Certificate of Eligibility (COE). But you do not have to get the COE on your own. We can use an online portal to get your COE for you.
During your consultation, you can tell us about your scenario in terms of employment, what type of mortgage you intend to apply for, and any other context you want to provide. The more information we have, the better. We can then tell you an exact list of documents we will require from you.
You can either submit your documents to us in person, or you can do so electronically or by fax. Please bear in mind that all copies of documents need to be clear and legible.
There may be points during underwriting where we require additional documents or information from you. Check your messages regularly. We will let you know immediately if that is the case. The sooner you provide the documents we need, the sooner we will be able to get back to moving the process forward.
